Frequently Asked Questions
Why should I join the Bradfield listserv?
The Bradfield HOA established a listserv, an email distribution list, that allows the board to distribute information by email to Bradfield homeowners and residents who voluntarily agree to receive them. Listserv participants receive infrequent, but important and timely information. Additionally, the board may want to solicit resident opinions to guide its considerations and planning between annual meetings. Email addresses are privately held. They are not shared, only the board can send a message and no one can reply “to all.” Further, anyone can opt out at any time.
How can I join the Bradfield Listserv?
To receive Bradfield HOA messages, send an email to [email protected] containing your street address, last name and your email address (and those of family members who also want to receive them). Your email address(es) will be added to the listserv.
When are annual Bradfield Homeowner Association meetings held?
Meetings are scheduled annually in late November or early December. Notices and sidewalk signs advertise the meetings in advance. The business of the association will be reported, discussed and voted on. Each homeowner in good standing (those with dues assessments paid) has one vote. Additional meetings open to the full HOA membership may be convened as circumstances warrant.
How much are annual assessments?
Homeowner dues are $30 a year.
When are annual assessments due?
Generally, assessments are mailed to homeowners in August and are due by September 30.
What are assessments used for?
See the detailed description under Governance.
What if I don’t pay my $30 assessment?
According to the Bradfield HOA Covenants, all Bradfield homeowners are legally obligated to pay annual and special assessments. Failure to pay may result in liens placed against the delinquent homeowner's property for the amounts owed. Legal action ensues when the delinquency reaches a total of $100.
Unpaid assessments will accrue late payment charges. Costs to the HOA for formal collection action (e.g., legal demand letter and court filing) will be passed on to the homeowner. The HOA will keep all liens current to ensure that the title to the property will be encumbered at the time of sale until all liens are satisfied.
Where are the common areas?
The community includes two wooded common areas: the southwest corner of Guinea and Braddock Roads (across Braddock Road from Bradfield) and the area between Bradfield I and Long Branch Communities, also the stairs from Bradfield II to Braddock Road.
Please do not use the wooded common areas to dump grass and tree cuttings or any other debris.
